Air conditioners remove moisture from indoor air, so they produce water as a normal part of cooling. A leak usually means that water is not draining as it should. Turn the unit off if water is near electrical parts, and do not touch wet wiring.

Common causes

  • Clogged condensate drain: the most common cause. Algae and dust block the line, and water backs up.
  • Dirty air filter: restricted airflow can freeze the indoor coil, which drips as it thaws.
  • Frozen coil: this can also be caused by low refrigerant or fan problems.
  • Damaged drain pan: older pans can rust or crack.
  • Poor installation: a unit that is not level may not drain properly. Window units are normally designed with a slight tilt, so check the manual.
  • Failed condensate pump: some systems use a pump to move water away.

What you can check safely

  1. Turn the system off at the thermostat and at the breaker.
  2. Check and replace the air filter.
  3. Look for ice on the coil. If you see any, leave the system off so that it can thaw.
  4. Find the drain line and clear visible blockages, following the manufacturer’s guidance.
  5. Check the drain pan for water or cracks.

When to call a professional

  • You see ice returning after thawing.
  • You suspect a refrigerant leak.
  • Water is close to electrical parts, or is damaging ceilings or walls.

Only licensed technicians should handle refrigerant.
